Top 10 Questions to Ask When Hiring a Building Designer

Thinking of building? It’s one of the biggest decisions you’ll make, and who you choose to design it matters just as much as the design itself. A great building designer doesn’t just put your ideas on paper. They help you plan a space that feels right, functions well, and fits your budget and lifestyle.

Here are the top 10 questions to ask when hiring a building designer and why they matter.

What to Ask a Building Designer Before Hiring

Every project starts with a vision, but the details can get complicated fast council approvals, materials, timelines, costs. That’s where experience and communication come in. Asking clear, simple building designer interview questions can tell you whether someone’s organised, practical, and easy to work with.

You’ll quickly know if you’re speaking with someone who listens first, explains clearly, and genuinely cares about your project.

1. What kind of projects have you worked on before?

Experience is a good sign, but relevance is even better. Ask for examples that are similar to your own, whether it’s a single-storey home, a duplex, or a commercial fit-out. You’ll get a feel for their style and capability. Take a look at ES Design’s Projects to see how we’ve brought all sorts of spaces to life across Sydney.

2. Are you accredited, licensed, and insured?

Start with the basics. You want to know that your designer is properly qualified and follows professional standards. Ask about their registration, memberships, and insurance; things like professional indemnity and public liability. These aren’t just formalities; they protect you if something unexpected happens.

3. What checks do you complete before starting a project?

A thorough designer doesn’t jump straight into drawing plans. They investigate first. That means understanding your site, council requirements, and any restrictions that might affect the design. These early checks often determine whether your ideas are practical or need a tweak to meet local regulations.

We take that part seriously. Before any sketches begin, our town planners at ES Planning review zoning, easements, sun paths, gradients, and compliance standards, collaborating with ES Design to ensure the project runs smoothly from the start.

4. Do you offer a fast-track design and documentation service?

Sometimes, timing really matters – maybe you’re working toward a construction deadline or need your DA lodged sooner. Ask if your designer can speed up the process without cutting corners.

5. How familiar are you with my local council’s requirements?

Each NSW council operates with its own procedures and nuances. Therefore, an application approved without difficulty by one council may experience delays with another, or potentially face refusal.

If you are considering a development application (DA), ask your building designer how often they’ve worked in your area and their experience with your local council. If you are considering a complying development certificate (CDC), then local experience is not so important.  At es.au we have town planners that are across all NSW legislation to support our building designers.

6. How do you make sure designs meet code and compliance standards?

Compliance might not sound exciting, but it’s the backbone of any build. A designer who overlooks small details can cause major delays later. Ask how they check that everything aligns with the National Construction Code and relevant Australian Standards.

7. Who coordinates with engineers and other consultants?

Most projects need a team; engineers, surveyors, certifiers, and more. You’ll want to know who manages that communication. A good building designer acts as the central contact so you’re not stuck relaying messages between professionals.

8. What happens if I request changes to the design?

Designs evolve. That’s normal. Maybe you want to move a window or adjust a layout once you see it on screen. Ask how your designer manages those revisions and what flexibility they allow.

9. Who will I be in touch with day-to-day?

If the firm has a team, check who your main contact will be. It’s reassuring to know you’ll be speaking to someone who understands your project inside out. At ES Design, each client works with a dedicated project designer from concept through to completion.

10. What makes your approach different from others?

This is where you’ll really see what a designer values. Do they focus purely on visuals? Or do they blend design, compliance, and client care into one seamless process?

At ES Design, our difference lies in how we partner with clients. We combine technical precision with creative vision and take pride in being transparent, flexible, and approachable.

Choosing the Right Designer

When you’ve met a few candidates, compare more than just their quotes. Who made you feel heard? Who asked good questions in return? And who seemed genuinely excited about your ideas?

If you’re still working out how to choose a building designer, look for someone who:

  • Understands NSW’s planning landscape

  • Explains clearly, without jargon

  • Offers honest, upfront pricing

  • Treats your vision as a collaboration

At ES Design, that’s how we work. We listen first, plan carefully, and guide you through every step, so the process feels easy and transparent from start to finish.
