NSW Government to increase BASIX standards

NSW Government has proposed higher BASIX standards for new residential buildings as they work towards their 2050 target of net zero carbon emissions.

How higher BASIX standards will affect you

In working towards a net zero target by 2050, NSW Government has proposed an increase to BASIX standards for new residential buildings. These changes to the maximum allowable thermal loads will form part of a national plan that aims to increase energy efficiency provisions set out in the National Construction Code.

The Proposed BASIX Higher Standards that were on exhibition from 10 December 2021 to 28 February 2022 presented thermal performance and energy standards based on climate zone and building type (for apartments). The only two developments that are exempt from these increases are properties in the North Coast climate zone and apartment buildings that are up to 5 storeys high.

These higher standards are expected to come into effect in late 2022 and will have a positive flow-on effect for occupants and the environment, including:

  • Reduced energy bills – residents will save up to $980 on electricity
  • Reduced carbon emissions – in pursuit of net zero by 2050
  • Reduced need for heating and cooling – adaptive temperature will make for more comfortable homes
